Story Time: One for the Record Books

First of all, this sale was an estate sale after the passing of a very loved man. A father and a grandpa who is dearly missed.
First step was to clean out, purge, repair and prep the home for sale. It took a while because late in his life, it was very hard for him to maintain a property like this (on 5 acres). Once the home was ready, we went to market. The market timing was so strange, but we went Under Contract and all parties were happy. Inspection went great and the Sellers started on a few minor repairs, and everything was on track for an August closing.
The Seller went over to meet another contractor a few days later and noticed the basement was FLOODING WITH WATER! Apparently, one of the minor repairs (replacing the well pump) caused a pipe burst and with nobody living there, it went unnoticed for almost two days (EEK!). We immediately started the restoration process and the process of drying out the entire home. The Buyer was notified and, at first, was willing to stay with us and get to Closing. However, after seeing the damage in person, he decided he was no longer interested and terminated the Contract.
So, back to the market we went, and we ended up getting another Contract AS-IS. After the headache of the last repair, the thought of "as-is" and time ultimately outweighed price.
During the entire process, watching these sisters work together, in your father's memory and their family's legacy. They constantly worked with respect and love and the entire time, strived to make the best, most honorable decisions that they could. Barb and Gayle, we did it! Thank you for trusting me!
